What does “Cash to close” mean?

“Cash to Close” is the total amount needed to complete your transaction. If it’s over $5,000, it must be sent by wire transfer. For amounts $5,000 or less, you can use either a wire transfer or a certified check. You’ll receive your exact Cash-to-Close amount from Holliday Ingram about 1–2 days before closing. To avoid any last-minute issues, it’s a good idea to check with your bank ahead of time so you know their wiring process and can plan how to send your funds.

WHO NEEDS TO BE PRESENT ON CLOSING DAY?

Who needs to be present on closing day? 

We kindly ask that all parties be present at closing. If you think you may not be able to attend in person, please reach out to a Holliday Ingram team member. We’ll be happy to discuss any available alternative options to make the process as smooth as possible.

What should I bring to a closing? 

• All parties must bring a valid, government issued photo ID (passport or driver’s license that is not expired)  
• Some lenders require borrowers to have a second form of ID or photo ID (passport, DL, employee badge, membership card, or other 
  ID with your picture) 
• Cash to Close (see above)
• It is a good idea to bring a personal check just in case of any incidental overages. 
• Sellers should be prepared to confirm the bank account information for where they want their sales proceeds sent.  

how can i pay my earnest money?

You can pay earnest money by electronic funds transfer (EFT), personal check, cashier’s check, money order, or wire transfer. Checks or money orders should be made payable to Holliday Ingram, LLC and can be dropped off at any of our locations. To keep your personal information safe and make the closing process as smooth as possible, Holliday Ingram uses Qualia, a secure online portal. Qualia lets you share and receive documents safely—without the risks that come with email—while keeping your information protected.

We take your security seriously and are committed to giving you peace of mind. Through Qualia, you can track the progress of your closing, communicate directly with your HI team, and, after closing, access and download scanned copies of all your signed documents whenever you need them.

As part of the title search, we check for any liens or judgments that could affect your transaction. Your Social Security number helps us verify your identity and ensures accurate reporting to the IRS, which is required for all transactions. Rest assured, your information is kept secure and used only for these purposes.
